Page two is the comps table — the part owners read first. Pull every qualifying multifamily sale that closed in the county this quarter, capture the seven fields below for each, then curate down to the 8–10 that tell the market's story. Lead with the deals you brokered.

When more than ten qualify, keep the ones that tell the story: the largest trades, a spread of submarkets, and any you brokered. De-identify if a seller asked to stay private — abstract the name, keep the numbers. Never pad the table with weak or off-market deals to reach ten.

Then write the read

Below the table, the "What this means for owners" note interprets the numbers in three moves — did the market firm, soften, or surge; what moved most; what it means for an owner weighing a transition. Keep it ~120 words, calm and advisory. Full guidance in the Data-Capture Playbook, Step 3.
